UM, AND SO WE SAID IT WAS CONSISTENT WITH THE COMP PLAN.

IT'S, UM, NOT IN CONFLICT WITH THE CDC.

IT ADDRESSES THE COMMUNITY NEED OF PROTECTED LAND.

UM, IT IS REQUIRED BY CHANGES BECAUSE IT IS REQUIRED DUE TO THE CONSERVATION EASEMENTS AND FEE SIMPLE PURCHASES.

UM, IT IS COMPATIBLE WITH EXISTING AND PROPOSED USES SURROUNDING THE LAND.

THIS IS, SO A COUPLE YEARS AGO, IF YOU RECALL, WE HAD LIKE 20 SOME PROPERTIES COME FORWARD.

UM, THESE WERE LEFT ASIDE AT THAT TIME BECAUSE THERE WAS SOME DISCUSSION ABOUT COUNTY COUNCIL ABOUT POSSIBLY SURPLUS IN SOME LANDS.

AND SO SOME OF THESE, UM, ASIDE FROM THE NEWEST ACQUISITIONS, WERE VIEWED AS POTENTIAL FOR THAT SURPLUS.

IF COUNCIL DECIDED TO GO THAT ROUTE, THEY ENDED UP NOT GOING THAT ROUTE.

AND SO, BECAUSE THEY DID NOT CONSIDER THESE NECESSARY FOR ANY KIND OF SURPLUS, WE SAID, WELL, LET'S GO AHEAD AND GET THEM REZONED NOW SO THAT WE REINFORCE THAT THEY WERE PURCHASED BY RURAL AND CRITICAL THEIR CONSERVATION LAND.

UM, MANY OF THESE PROPERTIES ACTUALLY ARE NOT GOING TO EVEN BE DEVELOPED AS PASSIVE PARKS BECAUSE OF THEIR LOCATION ACCESS ISSUES.

UM, SIZE, MANY OF THEM ARE, ARE SMALL PARCELS THAT ARE, UM, MORE LIKE ISLANDS IN, IN A SENSE.

AND, UM, THEY JUST DON'T LEND THEMSELVES TO PUBLIC ACCESS.

BUT THERE ARE A FEW IN HERE THAT COULD POTENTIALLY BECOME PASSIVE PARKS IN THE FUTURE.

THERE IS A PROPERTY CALLED THE ADAMS TRACT.

IT'S ON EITHER SIDE OF THE ROAD.

THIS PARTICULAR PROPERTY IS ACTUALLY WHERE THE SHEDS USED TO BE ON, UM, ON BOUNDARY STREET GOING OUT OF THE CITY OF BEAUFORT, UM, BEFORE IT TURNS INTO TRASH PARKWAY.

AND THIS PROPERTY IS, UH, WAS PURCHASED IN CONNECTION WITH A BROADER INITIATIVE BETWEEN THE CITY OF BEAUFORT AND THE OPEN LAND TRUST TO PRESERVE THESE VISTA PARCELS RIGHT THERE THAT ARE SIMILAR TO THE ONES THAT WERE PURCHASED ON THE SOUTH SIDE OF BOUNDARY STREET, A LITTLE MORE IN TOWN.

SO THERE IS POTENTIAL FOR THIS TO BECOME OPEN TO THE PUBLIC IN CONNECTION WITH SOME OTHER PARCELS IF OTHER ACQUISITIONS OCCUR.

UH, BUT RIGHT NOW THIS IS THE COUNTY PURCHASED PIECE, AND THEN THE CITY OWNS ANOTHER PARCEL OR TWO, A COUPLE PARCELS DOWN.

SO WE'RE TRYING TO KIND OF MAKE A NICE LITTLE VISTA THERE.

SO THAT'S FOR THOSE TWO.

UH, THIS NEXT ONE HERE IS BERMUDA BLUFF, WHICH I KNOW SEVERAL PEOPLE HERE LIVE IN THE BERMUDA BLUFF COMMUNITY.

UM, SO THIS, UH, PAGE 12 AND PAGE 13 ARE THE SAME.

UM, THE LITTLE ONE ACRE PARCEL THAT HAS THE ROAD, UH, WHICH IS JUST A LITTLE CUL-DE-SAC THERE, IT'S DIRT ROAD.

PEOPLE USE THAT FOR FISHING THAT'S BEEN OWNED BY THE COUNTY FOR A LONG, LONG TIME.

IT'S ACTUALLY MANAGED BY THE PUBLIC WORKS DEPARTMENT AS A, UM, SHORELINE FISHING.

BUT I'VE GOTTEN APPROVAL FROM THEIR DEPARTMENT DIRECTOR TO INCORPORATE IT INTO THE ROLE AND CRITICAL PROPERTY THAT WE PURCHASED AROUND IT, THE 25 ACRE ISLAND, ALL THE WAY AROUND IT.

AND SO THAT ONE, I ACTIVELY HAVE A, UM, A AND H TAX GRANT, A LOCAL GRANT TO, UH, PLAN AND DEVELOP THAT AS A PASSIVE PARK.

SO THERE'LL BE MORE INFORMATION FOR THE COMMUNITY COMING UP IN THE FUTURE ONCE WE GET SOME OF THOSE, UM,

AND THEN WHAT ELSE DO WE HAVE? THE NEXT ONE IS THE BLOCKER EXTENSION.

SO THIS IS JUST A SMALL FIELD RIGHT OFF OF SEA ISLAND PARKWAY.

IT IS JUST DOWN FROM THE, UM, LOW COUNTRY CIDER, UM, UH, COFFEE SHOP THAT IS ACTUALLY OWNED BY THE OPEN LAND TRUST.

AND THEN THE OPEN LAND TRUST OWNS THAT BIG GIANT FIELD RIGHT NEXT TO IT.

AND THEY CALL THAT BLOCKER FIELD.

AND SO THIS IS IN CONNECTION WITH THAT WHOLE PIECE THERE.

SO IT'S MOSTLY MARSH.

IT'S JUST A LITTLE SMALL GRASSY SPIT, SO IT'S JUST GONNA STAY OPEN SPACE.

THE NEXT ONE DOWN IS A PROPERTY WE CALL SHELL POINT.

THIS IS ALSO A LARGE DRAINAGE EASEMENT IN WETLAND THROUGH THE SHELL POINT NEIGHBORHOOD IN PORT ROYAL.

IT'LL REMAIN OPEN SPACE FURTHER DOWN, WE HAVE, UH, WHAT'S WHAT WE CALL THE ALTA MAHA TOWN HERITAGE PRESERVE EXTENSION.

UM, THE T ONE NP THAT IS IMMEDIATELY ADJACENT TO THAT IS THE ALTAMAHA TOWN HERITAGE PRESERVE.

IT IS OWNED 50 50 BY THE STATE AND THE COUNTY.

THE COUNTY WAS ABLE TO PURCHASE THIS PROPERTY OFF OF ROSTRUM DRIVE.

UM, AND IT JUST, UH, CONNECTS TO THAT PROPERTY.

SO IT'S AN EXTENSION OF THE EXISTING PARK, BUT WE DON'T FORESEE HAVING ANY KIND OF ADDITIONAL ACCESS TO THAT AREA JUST 'CAUSE OF THE LOCATION IN THE NEIGHBORHOOD THAT USES THE ROSTRUM DRIVE RIGHT THERE.

THE NEXT ONE DOWN IS THE BAXTER PROPERTY.

IT IS A REALLY THIN PIANO KEY TYPE PARCEL THAT IS RIGHT OFF OF OKEE HIGHWAY.

UM, I THINK THAT'S JUST NORTH OF, I FORGET WHAT THAT PUD IS RIGHT THERE.

IT IS A LARGE TRACT OF WOODS.

UM, IT ALSO HAS SOME STORMWATER DRAINAGE OFF THE HIGHWAY.

IT DOES NOT HAVE VERY GOOD ACCESS EITHER OFF OF OAK T HIGHWAY, SO IT'S GONNA JUST REMAIN OPEN SPACE.

THE NEXT ONE IS, UM, IN ADDITION THAT WE CALL BARREL LANDING.

SO ALL THE T ONE NP AROUND IT WERE SEVERAL PURCHASES OVER A NUMBER OF YEARS THROUGH THE RURAL AND CRITICAL PROGRAM.

THIS WAS THE LAST REMAINING, UM, IN HOLDING WITHIN THAT LARGER PAR, THAT LARGER PIECE OF PROPERTY.

UH, SO WE WERE ABLE TO ACQUIRE IT AND WE'RE JUST, UM, TURNING IT TO T ONE NP.

SO IT JUST FILLS IN OUR, OUR GAP THERE FOR THE WHOLE REST OF THE PROPERTY.

THERE IS NO PLANS RIGHT NOW FOR THIS PROPERTY TO BECOME A PASSIVE PARK.

IT'S NOT TO SAY SOMETHING MAY HAPPEN WAY IN THE FUTURE, BUT I DON'T HAVE ANY PLANS RIGHT NOW.

THERE ARE TWO STORMWATER PONDS ON THIS, UM, LARGER CONGLOMERATE OF, OF PARCELS.

AND THEN THE NEXT ONE, DAVIS ROAD, THIS ONE, I AM HOPING TO EVENTUALLY DEVELOP IT AS A PASSIVE PARK.

IT DOES HAVE, UM, RURAL AND CRITICAL PROPERTIES ON BOTH THE WEST AND THE EAST SIDE, UM, THAT WERE PURCHASED SOME TIME AGO.

THEY WERE ALSO REZONED TWO YEARS AGO TO THE T ONE NP.

SO THIS IS A CONNECTOR PIECE TO CONNECT ABOUT, UM, 600 ACRES OF LAND DOWN THERE.

AND SO EVENTUALLY, IF FUNDING BECOMES AVAILABLE, I'D LOVE TO BE ABLE TO, UM, TURN THIS INTO A PASSIVE PARK WITH SOME TRAILS AND WHATNOT.

IT DOES HAVE A REALLY BEAUTIFUL POND ON IT TOO.

AND THEN THE LAST ONE IS THE SOUTHERN END OF OKEE RIVER PARK.

THE, WHEN I BROUGHT THIS, THE ZONINGS TWO YEARS AGO IN THE ENTIRETY OF OKEE RIVER PARK, WAS ALL ONE PARCEL AT SOME POINT WITH ALL OF THE CHANGES AROUND PEPPER HALL AND THE RE PARCELING AND REZONING OF EVERYTHING DOWN THERE, OUR PARCEL GOT GOT SPLIT INTO TWO SEPARATE PARCELS.

AND SO FOR SOME REASON, THE OLD T, THE T ONE NP THAT WAS APPROVED TWO YEARS AGO ONLY APPLIED TO THE NORTH PARCEL.

AND SO THEN THE SOUTH PARCEL KEPT THE T TWO R.

SO NOW I'M JUST TRYING TO CLEAN UP SHOP AND MAKE THAT SOUTH PIECE OF THE ENTIRE PARK.

THAT PARK IS CURRENTLY UNDER CONSTRUCTION.

UM, AND HOPEFULLY WILL OPEN SOMETIME NEXT YEAR.

WHEN THIS GETS DOWN LOW DOWN ZONED, IF THE OTHER ADJACENT PROPERTIES END UP BEING DEVELOPED AS ZONED, IS THAT GOING TO REQUIRE THEM TO HAVE MORE BUFFERS BECAUSE THIS IS NOW DOWN ZONED TO A, A LOWER INTENSITY? OR HOW DOES THAT WORK? IT COULD, I COULD DEFINITELY SEE THAT WITH THE AM GRAY PROPERTY ON TRAS PARKWAY.

'CAUSE THE ADJACENT PROPERTIES ARE S ONE, WHICH IS A, I THINK, LIGHT INDUSTRIAL.

AND THEN THE BERMUDA BLUFF, UM, COMMUNITY IS A PAVED ROAD, I BELIEVE TO THE LEFT.

SO THERE'S GONNA HAVE TO BE REALLY SUFFICIENT SIGNAGE THERE.

WELL, THEY ALREADY HAVE A BIG SIGN FOR THEIR COMMUNITY, BUT EVEN MORE, I MEAN, WELL, I MEAN, WE'LL HAVE, WHEN IT BECOMES A PARK, IT'LL HAVE LIKE A PARK SIGN AND YEAH.

UM, WERE THERE ANY DISCREPANCIES IN LAND BOUNDARIES OR ANYTHING THAT WE HAVE MAYBE SOME CONCERNS ABOUT, UH, DRIVEWAYS BEING ON A PROP PIECE OF PROPERTY? I KNOW WHEN WE DID THIS LAST TIME, WE DID HAVE A, HAD A DRIVEWAY THAT WAS BEING ON THAT, UH, CONSERVATION PIECE OF LAND.

THERE'S NO DISPUTES THAT YOU KNOW OF AT THIS POINT? NO, THERE'S NO DISPUTES ON THESE.

UM, THE ONE THAT YOU'RE THINKING OF IS THE PINE VIEW PROPERTY AND THE, THE OWNERS THAT WAS A SHARED DRIVEWAY BETWEEN THE PREVIOUS OWNERS OF THE RESIDENCE AND THE PROPERTY WE WERE PURCHASING.

AND THEY ENDED UP BUYING THE DRIVEWAY FROM US.

TWO HOUSES OVER, UH, SHERIFF DEPUTIES WERE CALLED AND THEY TOOK A REPORT WAS MADE.

I ATTEMPTED WITH MY, MY NEIGHBOR, JOE MONT, WHO'S ON THE COUNTY BOARD TO GET BUFORT COUNTY TO ADOPT A CODE SIMILAR TO OTHER COUNTIES IN SOUTH CAROLINA TO NOT DISCHARGE WEAPONS WITHIN 300 YARDS OF A RESIDENCE.

THE SHERIFF DID NOT SUPPORT THAT.

SO I THINK IT'LL BE A GREAT IDEA FOR THE OPEN LAND TRUST TO PURCHASE THESE THREE LOTS INCLUDED IN THE ADJACENT, UH, COUNTY PROPERTY THAT YOU'RE MAKING.

THEY RECEIVED A GRANT FROM THE NWF NATIONAL FISH AND WILDLIFE FOUNDATION TO DO WATERSHED, UH, RESILIENCE PLANNING AND MAPPING IN 10 COMMUNITIES IN THE SATCH WATERSHED.

AND TWO OF THE COMMUNITIES THAT ARE BENEFITING FROM THAT ARE HERE IN BEAUFORT COUNTY, THE GREATER NORTHERN BEAUFORT COUNTY REGION ABOVE, UH, UP NEAR LUKO AND NORTH.

AND THEN THE SEA ISLAND ST.

HELENA AROUND THERE FOR OUR STUDIES AND DATA REPORTING.

THE PORT ROYAL SOUND FOUNDATION DEVELOPED A LEVEL TWO WATER QUALITY MONITORING PROGRAM, WHICH MEANS THAT THEY CAN WORK WITH COMMUNITY MEMBERS AND TRAIN THEM ON HOW TO COLLECT WATER QUALITY DATA INFORMATION THAT IS SOUND.

EVERYBODY'S DOING IT THE SAME WAY.

AND IT GOES BACK TO THE STATE TO BUILD OUR UNDERSTANDING OF WATER QUALITY IN OUR REGION, WHICH IS A REALLY EXCELLENT EFFORT THAT THEY PUT FORTH TO DO THAT.
