THE TWO SUBJECT PARCELS ARE IDENTIFIED BY BEAUFORT COUNTY TAX MAP.
THEY IDENTIFY 3 28 AND THREE 30 BUCK ISLAND ROAD AS WELL AS THE SECOND PARCEL IDENTIFIES 3 32 BUCK ISLAND ROAD.
3 32 IS THE FERAL GAS COMPANY ADDRESS.
PARCELS ARE CONTIGUOUS AND LOCATED ON BUCK ISLAND ROAD, APPROXIMATELY 370 FEET NORTH OF BUCK ISLAND ROAD AT SIMMONS ROAD INTERSECTION.
THE APPLICANT IS REQUESTING TO AMEND THE FUTURE LAND USE DESIGNATION FOR THE SUBJECT PROPERTIES FROM THE SUBURBAN LIVING DESIGNATION TO THE NEIGHBORHOOD CENTER DESIGNATION.
THE APPLICANT IS ALSO REQUESTING AN AMENDMENT TO THE OFFICIALS ZONING MAP OF THE TOWN OF BLUFFTON TO REZONE BOTH PARCELS FROM THE CURRENTLY ZONED RESIDENTIAL GENERAL DISTRICT TO THE LIGHT INDUSTRIAL ZONE DISTRICT.

THERE WAS ONE PUBLIC COMMENT SPEAKING IN FAVOR THAT REQUESTS, UH, THIS IS THE PROJECT LOCATION JUST NORTH OF WHERE BUCK ISLAND ROAD AND SIMMONS ROAD MEET.
HERE'S AN AERIAL OF THE SAME PARCELS.
UH, WE HAD A BUCK ISLAND SIMMONS NEIGHBORHOOD PLAN UPDATE A COUPLE YEARS AGO AND WHAT CAME OUT OF IT WAS SOME ACTION ITEMS SUGGESTED ACTION ITEMS. ONE OF THE ACTION ITEMS WAS TO EXPLORE THE POSSIBILITY OF REZONING TWO RESIDENTIALLY ZONED PROPERTIES WITH LONGTIME COMMERCIAL NON-CONFORMING USES ON BUCK ISLAND ROAD TO AN APPROPRIATE COMMERCIAL ZONE DISTRICT.
AND THAT'S WHAT THESE TWO APPLICATIONS BEING SUBMITTED BY THE TOWN ARE FOR.
UM, THE COMPREHENSIVE, THIS IS THE FUTURE LAND USE MAP.
UH, IT READILY SHOWS, UH, I THINK THE BACKGROUND ON THIS WAS WAS THAT BOTH, BOTH THE FUTURE LAND USE DESIGNATION AND THE ZONING PROBABLY SHOULD HAVE BEEN DESIGNATED AS WHAT WE'RE ASKING FOR TONIGHT.
UM, THE, UH, THIS SUBURBAN LIVING IS SUBURBAN LIVING IS HOW THEY ARE CURRENTLY THE FUTURE LAND USE DESIGNATION.
AND, AND WE ARE ASKING FOR IT TO GO TO NEIGHBORHOOD CENTER, WHICH IT'S SURROUNDED BY TO THE, TO THE, UH, SOUTH AND TO THE EAST.
SIMILARLY, THE ZONING, IT'S CURRENTLY ZONED RESIDENTIAL GENERAL AND WHAT'S BEING PROPOSED IS LIGHT INDUSTRIAL AND THAT WOULD MATCH UP WITH THE ZONING TO THE SOUTH AND TO THE EAST.
UH, THE COMPREHENSIVE PLAN AMENDMENT HAS TO BE APPROVED FIRST AND THAT ALLOWS FOR THE ZONING, UM, UH, TO TO, TO, UH, ALIGN WITH THE FUTURE LAND USE DESIGNATION OUTTA THE COMPREHENSIVE PLAN.
UH, PLANNING COMMISSION IN TOWN COUNCIL SHALL CONSIDER THE CRITERIA SET FORTH IN SECTION 3, 3 3 OF THE UDO IN ASSESSING AN APPLICATION FOR COMPREHENSIVE PLAN AMENDMENT FOR THE FUTURE LAND USE DESIGNATION.
THE PLANNING COMMISSION AND TOWN COUNCIL SHALL CONSIDER THE CRITERIA SET FORTH IN SECTION 3, 4 3 IN ASSESSING AN APPLICATION FOR ZONING MAP AMENDMENT.
