BUT TWO THAT I DO HAVE TO ADD IS IN THE NEW RIVERSIDE AREA.

SO NEAR THAT NEW RIVERSIDE CIRCLE, WE'VE HAD AN ADDITIONAL, UM, ABOUT 800 MORE HOMES APPROVED THROUGH MASTER PLANS, AND THAT'S THE LANDING THAT NEW RIVERSIDE

SO THAT IS SOMETHING THAT I DO NEED TO UPDATE ON THIS MAP, BUT THIS, THIS GOES THROUGH EACH OF THOSE AREAS, SO TO SPEAK.

I WOULD PRESUME WE'RE AT ABOUT 239.

SO IF WE CONTINUE THIS PACE JUST FOR NEW RESIDENTIAL, THE NEW MULTI-FAMILY, NEW SINGLE FAMILY, WE'RE ON TRACK TO, UM, RIGHT ABOUT A THOUSAND THOUSAND UNITS THIS YEAR.

WE GOT PLACES FOR SCHOOLS AND MONEY, BUT OUT OF THE REMAINING ONES FOR DEVELOPMENT, UM, HEATHER HAVE, Y'ALL REALLY DUG DEEP TO SEE, UH, CAUSE I DON'T THINK ALL OF THIS COULD BE BUILT IF IT COULDN'T BE BUILT.

SO ARE WE 20 OR 30%, YOU KNOW, MORE THAN WHAT WE'LL EVER SEE BILL, YOU KNOW, I THINK THERE IS A PERCENTAGE.

I DON'T THINK PALMETTO BLUFF PLAYS INTO THE PUBLIC SCHOOL BUILD OUT.

UM, BUT I DO THINK NEW RIVERSIDE IS SOMETHING TO LOOK AT.

UM, YOU KNOW, BUT I, BUT I DO THINK THERE'S A CERTAIN NUMBER OF THESE THAT CAN NEVER BE BUILT.

THEY'RE JUST, THEY JUST ASKED FOR IT.

SO TAKE THAT NUMBER, NOT WITH A GRAIN OF SALT, BUT WITH A LITTLE BIT OF PLUS OR MINUS A NUMBER.

AND I THINK WE COULD GET THAT FOR YOU IF WE ASKED, UM, SOMEONE ON OUR STAFF TO DIG DEEP, RIGHT.

AND, AND WE'VE START, WE STARTED TO DO A LITTLE BIT OF THAT.

UM, YOU KNOW, LOOK AT THOSE MAJOR PROPERTY OWNERS AND LIKE YOU SAID, WHERE CAN IT TRULY BE A BELT? IS THERE AN OPPORTUNITY TO, UM, TO DONATE THOSE, UH, THOSE, THAT DENSITY TO A LAND BANK FOR POSSIBLE FUTURE DEVELOPMENT OR RETIRE THOSE UNITS THROUGH, UM, ASSISTANCE WITH RURAL AND CRITICAL LANDS, UM, PROGRAM.

AND AGAIN, WE HAVE ALL OF THAT INFORMATION AS WELL, THAT THROUGH TIME THAT HAS HAPPENED AND WE'RE CONTINUING TO TRY TO, UM, SEEK OPPORTUNITIES TO CONTINUE TO DO THAT, TO GET REALISTIC, UM, DEVELOPMENT NUMBERS, OR MORE REALISTIC DEVELOPMENT NUMBERS.

SO WE'VE STARTED TO LOOK AT THAT ON A LARGER, ON A LARGER SCALE.

UM, BUT YES, THAT'S DEFINITELY AN EXERCISE FOR, AS WE CONTINUE TO UPDATE AT THE NEXT GO AROUND, WOULD LIKE TO SEE WHAT'S, WHAT'S REALLY WHAT REALLY COULD BE BUILT.

CAUSE THESE WERE JUST, I DON'T WANT TO SPEAK FOR TOWN COUNCIL AT THE TIME OR STAFF, BUT THESE WERE JUST KIND OF THEORETICAL WHAT COULD BE.

UM, BUT AS EVERYTHING'S CHANGED, I DON'T KNOW AS IF IT'S NECESSARILY WHAT WILL BE.

IS THERE SAFETY CONCERNS FOR, WITH CROSSING GUARDS IMPACTS FOR, YOU KNOW, ADDITIONAL CROSSING GUARDS OR LOCATIONS AND, UM, THE SCHOOL RESOURCE OFFICERS AND THINGS LIKE THAT.

SO THERE'S THE BUILDING SIDE OF IT.

AND THEN THE PLANNING SIDE OF IT AS WELL.

THE QUESTION IS WHERE AND WHEN TO DO THAT, OBVIOUSLY WE HAVE BUILT, UH, THEY ADDITIONS TO RIVER RIDGE AND, AND MAY RIVER THIS YEAR WITH THIS REFERENDUM FUNDS.

AND THERE ARE NO MORE NEW BUILDING FUNDS IN THIS REFERENDUM THAT WE CAN USE TO BUILD ADDITIONAL CAPACITY.

SO WE KNOW THAT WE HAVE, UM, AN ANOTHER REFERENDUM THAT WE'RE GOING TO HAVE TO PASS IN PROBABLY TWO TO THREE YEARS.

AND WE NEED TO DO A LOT OF PLANNING FOR NOT ONLY SIZE, BUT ALSO LOCATION.

AND ONE OF THE PROBLEMS WE HAVE RIGHT NOW, WHEN YOU LOOK AT WHERE OUR SCHOOLS ARE AND WHERE THE POPULATION GROWTH IS LOST AND HASN'T GROWN IN A LINEAR FASHION, IT HASN'T STARTED.

AND TO JUST EXPAND IT OUT ONE SIDE OR OTHER, IT'S BEEN CATS, KIND OF SCATTERSHOT.

OUR SCHOOLS ARE NOT IN THE RIGHT SPOT FOR WHAT THE FINAL, WHEN THE LAST STUDENT IS COMPLETELY BUILT OUT, OUR SCHOOLS ARE PROBABLY NOT IN THE RIGHT SPOT RIGHT NOW, BUT, BUT THEY'RE NOT GOING TO BE MOVED.

SO WE'RE GOING TO HAVE TO FIGURE OUT HOW TO ADJUST ATTENDANCE ZONES.

AND WHEN YOU ADJUST ATTENDANCE ZONES, THAT BECOMES HIGHLY EMOTIONAL, UH, FOR PARENTS AND FOR CHILDREN WHEN THEY HAVE TO BE TOLD TO MOVE TO A DIFFERENT SCHOOL, BECAUSE ONE SCHOOL IS, UH, IS OVERFILLED.

SO WE HAVE TO LOOK AHEAD TO THAT, BUT WE ALSO HAVE TO FIGURE OUT WHERE ARE WE GOING TO PUT SOME, A NEW SCHOOL AND WHAT TYPE OF SCHOOL, ELEMENTARY, MIDDLE HIGH SCHOOL K THROUGH EIGHT.

UM, AND WE NEED LAND OBVIOUSLY.

SO PROBABLY NOW IS THE BEST TIME TO PURCHASE SOME LAND BECAUSE I, I DON'T THINK LAND IS GOING TO GET ANY CHEAPER.

UH, WOULD YOU, AS, AS A REALTOR, YOU, YOU UNDERSTAND THAT IS

PROBABLY A FACT, BUT SOME HELP WITH, UH, LOOKING AT PARCELS OF LAND.

AND I REMEMBER DR.

WISNIEWSKI MENTIONED, YOU KNOW, SOMETIMES WE CAN WORK WITH A DEVELOPER AND SAY TO A DEVELOPER BECAUSE OBVIOUSLY HAVING A SCHOOL CLOSE TO A DEVELOPMENT IS PROBABLY A GREAT SELLING THING DEVELOPER.

AND SO MAYBE TALKING WITH THEM WILL HELP US.

UM, BUT MS. MS. MAYOR, UH, SINCE AS A REALTOR, ONE OF MY QUESTIONS IS, IS DEMOGRAPHIC DATA.

YOU KNOW, HOW MANY OF THESE HOMES ARE STARTER HOMES AND APARTMENTS? THOSE HOMES HAVE KIDS.

NOW OUR HIGHER END HOMES ARE FOUR OR $500,000 IN GREATER HOMES.

GENERALLY DON'T HAVE MANY IF ANY KIDS, SO THAT'LL KIND OF HELP US IF WE COULD UNDERSTAND THAT DEMOGRAPHIC GROWTH AND REALLY BY COST OF HOMES, WE CAN KIND OF FIGURE OUT WHERE IS THE BEST PLACE TO PUT THE RIGHT KIND OF SCHOOL.

AND THAT'S ONE OF THE REASONS WHY WE'VE ASKED TO TALK TO REALTORS AS A GROUP BECAUSE THEY KNOW THE MARKET AND THEY KNOW THE DEMAND AND THEY KNOW THE TYPES OF PEOPLE THAT ARE MAKING INQUIRIES TO MOVE TO BLUFFTON AND WHAT TYPE OF HOME THEY'RE LOOKING FOR.

SO THAT WOULD KIND OF HELP US GIVE US SOME LEADING INDICATORS OF WHERE WE SHOULD BE LOOKING TO BUILD THESE NEW SCHOOLS.

UM, THE FOUR SEASONS AGE, RESTRICTED HAMPTON HALL AND HAMPTON LAKE MIDDLE, BUT NOT A HUNDRED PERCENT FAMILIES BECAUSE OF NOTHING ELSE, THE PRICE POINTS.

SO IF WE COULD TAKE PROBABLY THOSE NUMBERS OUT, YOU'RE GOING TO SEE A SCHOOL GRAPH.

THAT'S MUCH MORE PREDICTABLE FOR Y'ALL.

SO, UM, IT WON'T SHOCK YOU QUITE AS MUCH, UM, BECAUSE THAT'S WHERE THE THREE COMMUNITIES WITH 50% OF THE BUILDING PERMITS LAST YEAR, WE'RE COMING TO BLUFF HAMPTON HALL HAMPTON LIKE, SO YES.

DO RIVERSIDE HAS THE HAVEN, WHICH IS ALMOST BUILT OUT FOUR SEASONS IMPOUNDMENT, A BLOCK, AND REALLY LAWTON STATION IS KIND OF GETTING UP TO THAT PARALLEL MOVE FROM A HAMPTON HALL.

SO THAT'S THE REALTOR IN ME TALKING.

UM, AND, AND THAT THING THAT WOULD HELP YOU AND MAYBE PUT IT ON OUR MAP OR HAVE A MAP.

SO THEN YOU CAN SEE WHERE ROADWAYS GO.

THE ONLY WORRY I HAVE IN THIS IS JUST DEALING WITH DEVELOPERS FOR SO MANY YEARS.

YEAH.

THEY'LL GIVE YOU LAND, BUT THEY'RE GOING TO INCREASE YOUR SCHOOL IMPACT, YOU KNOW, 75% MORE THAN WHAT YOU WOULD HAVE HAD IF YOU WOULDN'T HAVE HAD THE WHOLE THING.

SO THEY WANT ROOFTOPS.

UM, IT ALMOST, YOU KNOW, HOW WE HANDLED THAT, BUT WE ARE LOOKING AT SLOWING MANAGE, MANAGING GROWTH.

WE ARE LOOKING AT THE POSSIBILITIES OF WHAT WE CAN DO WITH THESE DEVELOPMENT AGREEMENTS.

AND IF THERE WAS EVER A CASE TO OPEN THEM, IF THE AREA CONFORMED TO WHERE YOU, MAYBE YOU SEND US YOUR AREAS, YOU BETTER BELIEVE WILL, MAYBE IT'S A COMMERCIAL TRENT THAT DOESN'T AFFECT SCHOOLS AND MAYBE THEY WANT MORE COMMERCIAL.

SO WE SAY, OKAY, GIVE US WHATEVER YOUR ACREAGE NEEDS ARE.

GIVE US 10 ACRES FOR SCHOOL.

SO THAT'S, THAT'S PROBABLY THE ROUTE I WOULD GO WITH.

COMMERCIAL LAND IS CRAZY HIGH RIGHT NOW.

SO I DON'T THINK IT CAN GET HIGHER.

SO ADULT I'M WITH YOU, IS IT TOO HOT? CAN IT GET LOWER? I DON'T KNOW WHERE THE BREAKING POINT IS, BUT THAT, THAT MIGHT BE IT.

COULD THAT MAKE IT, CAN I ASK YOU SOMETHING AS A MOTHER OF THREE AND WENT THROUGH THE PUBLIC SCHOOLS HERE? I HAVE NEVER, AND I'VE TALKED TO A LOT OF PEOPLE COMING FROM THE NORTHEAST WHO ARE USED TO LARGER SCHOOLS.

UM, BUT CAUSE I THINK THAT GIVES US POWER DOWN THE ROAD, ACADEMICALLY ATHLETICALLY ALL AROUND WITH THE REST OF THE STATE.

SO JUST AS A CONSTITUENT OF RACHAEL'S, I WOULD ASK YOU TO CONSIDER THAT BECAUSE THAT'S LAND YOU ALREADY HAVE AND HOW CAN WE EXPAND AND MAKE ALL OF OUR SCHOOLS AMAZING.

YOU KNOW, THE, THE SIZE OF THE GYMNASIUM AS YOU INCREASE THE DENSITY OF STUDENTS, THAT DENSITY OF SUPPORT SPACE HAS TO GO.

I MEAN, YOU LOOK AT OUR FOOTPRINT, DR.

LOUIS DESKY AND I HAVE VISITED EVERY SCHOOL AND LOOKED AT THE GROUND AND LOOKED AT WHAT'S THERE.

AND, YOU KNOW, IT'S, IT'S TIGHT.

SO I DON'T KNOW, I, YOU KNOW, IF WE HAD A CRYSTAL BALL 20 YEARS AGO, WE SURE WOULD HAVE DONE SOMETHING A LOT DIFFERENT AND A BIGGER SCHOOLS WOULD HAVE BEEN A BETTER OPTION THEN, BUT NOW WE'RE KIND OF STUCK WITH WHAT WE GOT.

WE LOOKED AT THE AVAILABLE LAND AROUND THEM, UM, TALKED ABOUT KIND OF WHERE THEY WERE WITH STRAIN RIGHT NOW, UM, THE COMMON AREAS AND THE CAFETERIA AND WHATNOT.

AND SO WE REALLY ARE CONSTRICTED IN WHAT WAS ALREADY BUILT IN HOW MANY MORE STUDENTS WE CAN PUT IN THERE WITHOUT JUST MAKING THINGS, TITUS, SARDINES.

UM, BUT WE CAN DEFINITELY TALK TO Y'ALL AND BRING THAT STUFF TO WHEN WE HAVE THOSE CONVERSATIONS AND ARE LOOKING AT THE ENTIRE TOWN.
